To help you budget for as the repairs to the buildings property. These schedules are prepared on assessment of the condition and life cycle assessment of component parts of the building and site curtilage. ‘Day One’ budget cost estimates are provided usually over a 5, 10 or 15 year budgeting plan.
PROJECT MANAGEMENT AND CONTRACT ADMINISTRATION
For new build, refurbishment, Cat A and B fit out works, repair and maintenance works.
Preparing a full specification of works, tendering the works and administrating the contract to include interim valuations and settling the final account with the contractor. Manging delivery of project in terms of quality, cost and time.

Feasibility and Costing Advice
Monitoring works for either Funders/ Banks/ Financial institutions, Landlords or prospective tenants and purchasers. Dealing with: Land and property acquisition matters; Statutory consents; Competency of the developer, its team and any proposed project management systems; Financial appraisals; Development, finance, consultancy and construction agreements; Construction costs and programmes; Design and construction quality.
LANDLORD AND TENANT ADVICE
Schedules of dilapidations
Dilapidation assessments – either acting for a tenant or landlord where the dilapidation liability, repairs and expected costs are assessed against the repairing obligations of the lease.
Terminal schedule of dilapidations- prepared for landlords prior to lease end, plus interim schedules of dilapidations mid- term.
Acting for tenants to defend a dilapidation claim.
Negotiation and settlement of dilapidation claim (on behalf of tenant or landlord).
Advice and implementation including defence strategies such as Section 18 (1).
Break clause advice.
Schedules of condition
Prior to taking a lease or to record the condition for party wall agreements or other such requirements.
Licence to Alter
Assessment of works and providing advice and assisting with information required for a licence to alter for either the landlord or the tenant.
Building Reinstatement Cost Assessments
Valuing the rebuild cost of the property for insurance purposes.
PARTY WALL MATTERS
Advising on Party Wall Matters
Acting either for the Building Owner or Adjoining Owner and dealing with schedules of condition to record the state of the buildings prior to commencement of works and preparing or agreeing the Party Wall Award. Monitoring the works in accordance with the Award.
